What is the smoke alarm legislation for owner occupied properties in Queensland?
In Queensland, owner-occupied properties must have photoelectric smoke alarms that comply with Australian Standard (AS) 3786-2014. These alarms should be less than 10 years old, interconnected, and installed on each storey in specific locations within the dwelling. New dwellings and substantial renovations must also adhere to these regulations.By 1st January 2027 home owners will have to meet the same legislations as rented properties so if you're upgrading your alarms it is recommended and required for renovations to meet these requirements.Smoke Alarm Requirements:Comply with Australian Standard 3786-2014.Use photoelectric sensors, not ionization sensors.Be hardwired or use a non-removable 10-year battery.Operate when tested.Interconnect with all other alarms for simultaneous activation.Installation Guidelines:Install in each bedroom.Install hallways connecting bedrooms and the rest of the dwelling. If no hallway, install between bedrooms and other parts of the storey. If there are no bedrooms on a storey, install in the most likely exit path.Avoid prescribed exclusion zones (e.g., certain distances from corners, light fittings, air vents, and ceiling fans).
